Moho, Manchester: a full façade upgrade to an iconic city centre building

BTP Architects have completed a complex façade remediation project, transforming one of Manchester’s most recognisable modular buildings and improving safety and sustainability.

Originally developed by Urban Splash and led by BTP Architects as architects and principal designers, Moho is an iconic 102-unit modular apartment block constructed from prefabricated living pods, assembled onsite in the heart of the Northern Quarter.

While the building’s unique modular form and architectural character make it an iconic part of the city’s skyline, this also presented distinctive challenges when addressing fire safety and compliance in line with new regulations. The project involved a full façade remediation to remove materials that posed a fire risk and to strengthen the building’s long-term safety and resilience. Works included stripping out the original timber cladding, EPS insulation and other combustible materials, replacing them with an aluminium cladding system and A1-rated fire-resistant elements.

Significant technical interventions were required to remediate corroded steel balcony structures and modular construction, while ensuring the building’s integrity was upheld. All windows and patio doors were replaced with compliant glazing, while the distinctive dining pods were reconstructed with new non-combustible materials, roofs and finishes. Further improvements included full re-rendering of façades, waterproofing of balconies and replacement of soffits and walkway decking to meet the latest safety and performance standards. Service risers which lacked compartmentation were fully remediated, reinstated with compliant fire-stopping.

Given Moho’s modular construction and the bespoke design, the remediation process required intricate coordination and innovative solutions. Misalignment between factory fixed steels and modules required bespoke detailing to ensure a perfect fit and finish.The team faced many challenges during construction around specifications, for example heat-soaked glazing was one requirement, which lead to 6mm safety glass being incorporated and was based on a thorough risk assessment of different areas of the building prior to installation.

Corrosion discovered within balcony steelwork due to the original design was carefully addressed through sandblasting, priming and targeted replacement and consideration of drainage holes helped resolve the original design defects. Pilot panels and pod prototypes were used to test, refine and approve design details before full implementation, ensuring quality and compliance.

Sustainability of this project was a key consideration throughout. The project involved replacing combustible and unsustainable materials with durable, A1-rated non-combustible alternatives, while improving the building’s thermal performance through upgraded insulation and membranes. Waste was carefully managed through a staged strip-out and recycling process, minimising environmental impact.

BTP Architects delivered fully remediated along with safe and compliant facades, restoring confidence among residents and the client. A phased reoccupation process ensured minimal disruption and guaranteeing resident safety throughout. The building’s refreshed exterior, new render finished and reinstated pod detailing have revitalised its look in the Northern Quarter, complementing and elevating both the local streetscape and the wider area.

The project’s success was made possible by close collaboration between all stakeholders. BTP worked as principle designers and architects alongside the client Moho Management Company and the developers, BWP Building & Project Consultants. We also worked with contractor HH Smith, consultants Wintech and structural engineers Joule. Warrington Fire worked on site as fire engineers, and the Clerk of Works team provided quality assurance inspections. The works have given residents renewed confidence that their homes are safe, compliant and resilient for the future.
